• Create, modify, and optimize landing pages, website content, forms, and calls to action.

• Implement on-page SEO improvements, including keyword targeting, metadata, headings, internal links, image optimization, and content structure.

• Conduct keyword research for self-storage, commercial real estate, and location-specific searches.

• Use Google Analytics 4, Google Search Console, and relevant SEO tools to monitor performance.

• Implement conversion-rate improvements designed to increase qualified inquiries, property leads, and rental conversions.

• Prepare weekly reporting on website traffic, SEO visibility, and conversion performance.

2. Paid Advertising & Performance Marketing Direct, hands-on experience managing Google Ads and Meta Ads is required.

• Independently build, launch, manage, and optimize paid advertising campaigns.

• Manage campaigns across Google Ads, Meta/Facebook/Instagram, and other approved channels, including LinkedIn and YouTube when appropriate.

• Create advertising copy, graphics, and creative variations.

• Track and report cost per lead (CPL), cost per rental, conversion rates, advertising spend, and return on ad spend (ROAS) when measurable.

• Identify underperforming campaigns and implement corrective actions.

3. Social Media & Original Content Production

• Execute social media strategies for both sister companies and their managed properties.

• Develop and maintain social media content calendars.

• Independently create original graphic designs, social posts, and short-form video content , rather than relying exclusively on supplied materials.

• Design professional marketing graphics using Canva, Adobe Creative Suite, or comparable tools.

• Maintain accurate CRM records, prospect data, and campaign attribution.

• Create landing pages, lead capture forms, and supporting digital assets.

• Implement and maintain marketing automation workflows.

• Track email engagement, lead sources, responses, and conversions.
